KMB Group is a Bengaluru-based real estate group engaged in the development and management of residential, commercial, land and hospitality/wellness projects.

We are looking for a hands-on Legal Executive / Legal Assistant to the Chairman who can support the Chairman directly on land acquisition, property due diligence, government documentation, registrations and litigation coordination.

This is a practical, execution-oriented role. The successful candidate should be comfortable working both from the office and in the field, including visiting government departments, revenue offices, Sub-Registrar offices and other authorities. Key Responsibilities1. Land Acquisition & Legal Due Diligence

Review and assist in the legal due diligence of land and property proposed for acquisition. Examine title deeds, sale deeds, partition deeds, gift deeds, wills, POAs and other historical documents. Check RTC/Pahani, mutation records, ECs, survey records, khata, conversion orders and other revenue documents. Identify title defects, encumbrances, litigation, acquisition/reservation issues and other potential risks. Coordinate with KMB's empanelled advocates, surveyors and consultants for detailed title verification. Prepare concise due-diligence summaries for the Chairman highlighting issues, risks and recommended actions. 2. Government Department & Revenue Liaison

The candidate should be comfortable personally visiting government offices and following matters through to completion.

Visit and coordinate with Revenue Department, Sub-Registrar offices, BBMP/BDA and other relevant authorities. Make applications and follow up for land and property documents. Obtain and track RTC/Pahani, mutation, survey sketches, ECs, certified copies, khata records, conversion orders and other land records. Coordinate applications for required NOCs, permissions and clearances. Obtain and review relevant development plans, master plans, zoning information, land-use classifications, road alignments and reservation details. Maintain proper records of applications, acknowledgements, correspondence and outcomes. Follow up persistently with authorities until the required document or approval is received. 3. Property Registration & Transaction Execution Coordinate execution and registration of sale deeds, agreements, JDA/JV documents, leases, POAs and other property documents. Coordinate with advocates, sellers, consultants and Sub-Registrar offices. Assist with registration appointments, documentation and post-registration requirements. Follow up on mutation, khata and other consequential property records. 4. Litigation Coordination Act as the internal point of contact between KMB and its empanelled law firms. Maintain a database of all ongoing and potential litigation. Obtain regular updates from advocates and prepare concise status reports for the Chairman. Track court dates, orders, pleadings, notices and action points. Coordinate collection of documents and information required by external counsel. Ensure important deadlines and legal actions are not missed. 5. Legal Documentation & Records Maintain an organised digital and physical repository of property and legal documents. Maintain a property-wise legal due-diligence checklist and document tracker. Track pending legal issues, government applications, registrations and litigation. Assist in reviewing agreements, notices, correspondence and other legal documents. Ensure confidentiality of all documents and communications involving the Chairman and KMB Group. What We Are Looking For

The ideal candidate will be:

An LLB graduate with 3–5 years of relevant experience. Experienced in real estate/property law and land transactions. Familiar with Karnataka land and revenue records and procedures. Comfortable dealing with government departments and registration authorities. Able to read and understand Kannada land/revenue documentation. Fluent in English and Kannada; Hindi would be an advantage. Strong in legal-document review and identifying inconsistencies or risks. Comfortable coordinating with senior advocates and external law firms. Organised and capable of maintaining multiple property files simultaneously. Proactive, persistent and willing to take ownership of matters until completion. Comfortable with field visits and government-office follow-up. Able to communicate clearly with the Chairman and provide concise updates. Important

This is not a purely desk-based legal role.

The candidate should be someone who can take a matter from:

"We are considering buying this land" → due diligence → government records → identification of risks → legal advice coordination → documentation → registration → post-registration compliance.

The ability to personally follow up with government authorities and get things done is an important requirement for this position. Preferred Experience

Preference will be given to candidates who have worked with:

Real estate developers Property/real estate law firms Land acquisition teams Infrastructure companies Property consultants with strong legal/documentation exposure

Experience in Karnataka land transactions will be particularly valuable. Skills
