General position summary: The Senior Property Accountant for Suddath Development Group Real Estate is a senior accounting role responsible for the daily accounting operations of the real estate department, ensuring accurate, timely financial reporting for an industrial real estate portfolio that includes leased properties and properties under development and construction. The role includes ensuring GAAP compliant financial reports, financial forecasting, lease administration including operating statement reconciliation and lease collections, accounts payable, and construction accounting. The role is intended to be 100% on site initially, with the ability to move to a one or two day hybrid schedule once success is demonstrated. Essential Duties & Responsibilities: General ledger accounting Prepare and enter journal entries for fixed assets, accruals, deferred rent, prepayments, and other balance sheet accounts. All aspects of month end close and close analysis. Preparation of P&L and Balance Sheets for senior management. Preparation and reconciliation of fixed asset accounting and depreciation. Review rent rolls, accounts receivable reports, and other related reports ensuring reconciliation to the general ledger. Accounts payable processing and vendor compliance. Bank account reconciliations. Preparation of year-end audit schedules. Monitoring income and expenses to analyze comparability to budgeted amounts. Calculate and reconcile monthly and annual CAM charges. Ensure payment of annual escalations and expense recovery amounts. Preparation of tenant and property operating statements. Assurance of proper internal financial controls. Financial Reporting and Communications Prepare monthly and annual financial statements and provide reporting to executive management. Prepare annual budgets and forecasts. Collaborate with the property and asset management team in preparation of the property operating budget and forecasts. Collaborate with property and asset management team with purchase order compliance and accounts payable matters. Manage Construction & Capital Projects/Major Repairs accounting and reporting. Prepare reports necessary for debt compliance and other matters as requested including NOI, Debt Service Coverage Ratio, and Debt Yield schedules. Maintain tenant lease summaries. Assist tax department with coordination and preparation of federal tax and state & local tax compliance. Construction Accounting Oversee all financial aspects of construction projects, including: Land acquisitions and preparation costs. Job costing and analysis and tracking of budget variances. Prepare and monitor construction loan draws, funding, and disbursements to ensure proper cash flow. Manage accounts receivable and accounts payable related to construction projects. Loan draw documentation and support. Assurance and proper internal financial controls. Evaluate technology solutions, where applicable, for construction management accounting. Work closely with third party development partners to share pertinent accounting records and develop procedures for future internal construction accounting programs. Preparation of monthly financial statements for projects under construction, including balances and reconciliation of all construction in progress. Job Skills Required: Prior Accounting experience preferred Proven strong written and oral communication skills; ability to train, manage, and lead Ability to communicate effectively in meetings, email, and informal discussions Strong time management skills Excellent teamwork and interpersonal skills required Leadership and development and retain tax associate(s) Strong analytical and problem-solving skills including ability to assess, dissect and provide recommendations and decisions for complex tax matters. Excellent attention to detail and follow through Strong organizational skill and ability to juggle multiple demands without missing deadlines Strong troubleshooting and creative problem-solving skills to resolve issues Demonstrated ability to work effectively, independently or as part of a team Work closely with other groups and departments to identify and resolve system and/or user problems as they arise Supervisory Responsibilities: As a start-up department, this position will begin without supervisory responsibilities, but will share a sister company resource and is expected to grow at a level requiring a future need. At inception, the role will require consistent interaction and robust communication with colleagues in construction management, analysts, leasing, property/asset management, and senior management. CPA, CMA, or CCIFP certification is preferred, but not required. Minimum of 3 years of experience in construction and/or real estate portfolio accounting. Proven knowledge of Generally Accepted Accounting Principles, specifically in real estate lease portfolios and construction. Strong analytical abilities, attention to detail, and organizational skills. Travel: Minimal travel required. Language Skills: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports. Ability to speak effectively before groups of customers or employees of organization. Excellent written and verbal communication skills. Mathematical Skills: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry. Reasoning Ability: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Computer Operations: To perform this job successfully, an individual should have strong knowledge of Microsoft Office Suite, and have proficient experience with ERP systems, accounting software, tax compliance software, and Excel Planning/Organization: Ability to prioritize and re-prioritize situations and needs change throughout the workday Ability to multi-task and organize workflow to manage daily responsibilities, meet deadlines and prioritize work Certificates/Licenses/Registrations: None required.
