Job Description
The Opportunity:-
The Vice President - Operations will be responsible for end-to-end delivery of real estate
developments, integrating technical design leadership with project execution excellence. The role
ensures all projects are well-designed, compliant, cost-efficient, and delivered on time with high
quality, thereby maximizing profitability and customer satisfaction.
Span of Control:-
• Multiple concurrent projects across geographies
• Provide strategic and operational leadership across Design, Execution, MEP, Planning,
Contracts, Procurement, QA/QC, and Project Controls functions.
Key Responsibilities:-
Strategic Planning:-
o Define short-term and long-term execution strategies aligned with company vision and
business goals.
o Approve master project schedules, budgets, contractors, vendors, and execution plans.
o Evaluate potential land deals and development prospects from an execution feasibility
perspective, in collaboration with Business Development, Sales Head and Management.
o Ensure learnings from past projects is integrated into future project planning.
o Provide strategic direction for adopting new technologies, sustainable practices, and
construction innovations.
o Drive overall project profitability, cost optimization, and operational efficiency while ensuring
timely delivery and customer satisfaction.
Governance & Oversight:-
o Approve contractor/consultant appointments and major work orders. Develop and maintain
a high-performing contractor, consultant, and vendor ecosystem to ensure quality, timelines,
and commercial efficiency.
o Ensure adherence to corporate policies, statutory requirements, quality benchmarks, and
safety standards.
o Provide direction and take final decisions during critical disputes, escalations, or risks.
o Establish governance mechanisms for monitoring site compliance, audits, and corrective
actions.
o Implement systems for transparent reporting and data-driven decision-making. Drive
adoption of ERP systems, project MIS dashboards, and digital project monitoring tools for
enhanced operational visibility and decision-making.
Performance Management and Team Leadership:-
o Review zonal and project- level performance through periodic reviews and site visits.
o Approve manpower planning, resource allocations for projects, and organizational structures.
o Monitor adherence to project timelines, budgets, and quality standards, initiating corrective
measures when necessary.
o Drive efficiency improvements in execution processes and adopt best practices / technologies.
o Ensure smooth project handover, occupancy readiness, closure of snags, and customer
satisfaction during possession stages.
o Lead, mentor, and develop the engineering and project management teams, fostering a
culture of accountability, collaboration, and high performance.
o Ensure healthy team dynamics by promoting clear communication, conflict resolution, and
motivation across functional and zonal levels.
o Identify and develop potential leaders within the team to build long-term organizational
capability.
Stakeholder Management:-
o Act as the primary liaison between the execution team and the Managing Director, reporting
the progress and risks anticipated.
o Represent the company's execution team in meeting with clients, consultants, regulatory
authorities, and investors.
o Coordinate with the Sales team to understand customer feedback, pain points and
expectations. Incorporate market trends and customer preferences into ongoing and future
project designs and specifications.
o Collaborate closely with Finance, Procurement, CRM, Legal, Liaison, and Sales teams to ensure
seamless project execution and customer delivery.
Risk & Business Development Alignment
o Identify potential risks in project execution (cost, time, quality, safety) and implement
mitigation plans.
o Collaborate with Business Development and Sales Head to evaluate land deals, new project
prospects, and future development opportunities, ensuring execution feasibility and
alignment with organizational capabilities including but not limited to financial viability.
o Conduct feasibility assessments for proposed projects and provide input on design efficiency,
constructability, and cost implications.
Qualifications & Experience:-
• Graduation/ Post Graduation in Civil Engineering
• Project Management Certification
• 25+ years of experience in real estate development/construction
• Proven track record of delivering large-scale projects
Preferred Background:-
• Experience with reputed developers
• Exposure to high-rise, township, or mixed-use developments
• Experience with modern construction technologies

and construction governance frameworks.
