Job Description
We are seeking an experienced Residential Land Development Project Manager / Site Superintendent to oversee the field development of residential subdivisions from initial clearing through completion and turnover.
This is a hands-on field position responsible for coordinating and monitoring site contractors, utilities, inspections, schedules, quality, and overall construction progress. The ideal candidate will have experience working for a site development, grading, underground utility, or road construction contractor and understand how residential subdivisions are actually built in the field.
We will also consider candidates with strong experience as a civil construction inspector, engineering inspector, public works inspector, or similar position who have extensive knowledge of grading, utilities, stormwater systems, and roadway construction.
Key Responsibilities
The Project Manager / Site Superintendent will oversee the day-to-day development of residential subdivision projects, including:
- Clearing, grubbing, demolition, and erosion-control installation
- Mass grading and earthwork
- Storm drainage and stormwater management systems
- Sanitary sewer installation
- Water main and service installation
- Other underground utilities
- Roadway construction, including subgrade preparation, stone base, curb and gutter, and asphalt paving
- Sidewalks and other concrete improvements
- Final grading, stabilization, landscaping, and project closeout
- Coordination of utility companies and other third-party contractors
- Coordination of municipal, county, utility, and engineering inspections
- Punch-list completion and final acceptance of infrastructure
Field Management
The successful candidate will serve as the owner’s primary representative in the field and will be expected to:
- Visit active projects regularly and closely monitor construction activities.
- Coordinate contractors and subcontractors to keep projects moving efficiently.
- Monitor construction schedules and identify potential delays before they impact project completion.
- Review contractor manpower and equipment levels to determine whether adequate resources are being committed to the project.
- Verify that work is being completed generally in accordance with approved construction plans and specifications.
- Monitor the quality of grading, utility, drainage, roadway, and concrete work.
- Coordinate required testing and inspections.
- Identify field conflicts and work with contractors, engineers, utility providers, and governmental agencies to resolve issues quickly.
- Review and document construction progress.
- Review contractor pay applications and quantities and confirm that requested payments generally correspond with work completed.
- Maintain project punch lists and drive contractors toward timely completion.
- Assist with final inspections, as-builts, certifications, and turnover/acceptance of completed infrastructure.
- Provide regular progress reports to company ownership and management, including schedule status, current activities, upcoming work, problems, and recommended solutions.

Salary: $75,000 - $95,000 Annual
