Job Summary
We are seeking an experienced and commercially strong Commercial Project Manager to take complete ownership of commercial interior and turnkey projects from project kickoff through final handover. The role will manage project execution, client coordination, procurement, vendors, costing, billing, collections, project P&L;, profitability, quality and timelines.
Key Responsibilities:
Project Management
Take end-to-end ownership of assigned commercial interior / fit-out projects.
Establish project timelines, budgets, resources and execution plans.
Monitor project progress and ensure timely completion of milestones.
Coordinate design, procurement, factory, logistics, vendors and site teams.
Commercial & Cost Management
Review BOQs, quantities, estimates, costing and rate analysis.
Prepare vendor comparisons and negotiate commercial terms.
Track Budget vs Actual Cost and protect project gross margins.
Forecast cost-to-complete and identify commercial risks early.
Prevent cost overruns, wastage and commercial leakage.
Client Management
Act as the primary project-level point of contact for clients.
Conduct project reviews and communicate timelines, milestones and dependencies.
Manage approvals, variations, escalations and client expectations.
Build strong and professional client relationships.
Procurement & Vendor Management
Plan project procurement and ensure timely material availability.
Appoint, negotiate with and manage contractors and vendors.
Monitor vendor performance, manpower, quality and delivery timelines.
Control material wastage, damage and unnecessary inventory.
Site Execution & Quality
Take responsibility for site execution and coordination of multiple agencies.
Ensure work follows approved drawings, specifications and quality standards.
Monitor workmanship, productivity, safety and housekeeping.
Resolve execution bottlenecks and design / technical coordination issues.
Billing, Collections & Change Orders
Manage project billing against contractual milestones.
Track collections, receivables and payment ageing.
Identify additional works and prepare / manage change orders.
Ensure all variations are documented, approved and commercially recovered.
Project P&L; & Profitability
Own project revenue, cost, gross margin and final P&L.;
Track material, labour and vendor costs against approved budgets.
Maintain accurate cost-to-complete forecasts.
Ensure the project remains commercially viable throughout execution.
Project Closure & Handover
Coordinate final installation, snagging and rectification.
Complete final billing and commercial reconciliation.
Ensure vendor closure, documentation and client sign-off.
Complete final project P&L; and project closure review
Required Qualifications
5-10 years of relevant experience in commercial interiors, fit-outs, turnkey projects, construction or project management.
Strong experience managing projects from initiation to handover.
Experience managing multiple contractors, vendors and stakeholders.
Strong understanding of BOQ, estimation, costing and project P&L.;
Experience in commercial, workplace, retail, hospitality or corporate interiors preferred.
Required Skills:
Technical: BOQ & Quantity Estimation, Costing, Rate Analysis, Project Scheduling, MS Excel / Google Sheets, AutoCAD understanding, Procurement and Quality Control.
Commercial: Negotiation, Budget Management, P&L; Management, Billing, Collections, Change Orders, Contract, Management and Cost Control.
Leadership: Team Management, Contractor Management, Client Management, Problem Solving, Decision Making, Conflict, Resolution and Communication.

Preferred Experience
Experience in residential, commercial, workplace, retail or hospitality interiors.
Knowledge of fit-out execution, materials, vendors and industry standards.
