Job Description

- Position Title: Intermediate Architect
- Experience Level: 3-5 years of post-qualification experience
- Education Requirement: Bachelor of Architecture (B.Arch) or Master of Architecture (M.Arch)
- Reporting To: Project Architect / Senior Associate / Principal
Key Responsibilities
Design & Documentation
- Develop design concepts into comprehensive schematic designs and design development packages.
- Lead the production of construction documentation (CD) sets.
- Generate precise technical details, wall sections, and material schedules.
- Oversee and quality-check the 3D modeling and rendering outputs of junior staff.
- Ensure all drawings comply with office standards and graphic guidelines.
Project Coordination & Management
- Act as the primary internal coordinator between architectural, structural, and MEP engineering teams.
- Cross-reference consultant drawings to proactively identify and resolve spatial or technical clashes.
- Manage minor project milestones to ensure deadlines and deliverable schedules are met.
- Mentor and delegate daily drafting and modeling tasks to Junior Architects or interns.
Regulatory Compliance & Approvals
- Conduct thorough research on local building codes, zoning bylaws, accessibility guidelines, and life-safety codes.
- Prepare and organize documentation packages for municipal approvals, building permits, and zoning variances.
- Attend meetings with local authorities and regulatory bodies alongside senior leadership. 1, 2, 3, 4
Construction Administration
- Review and process contractor submittals, shop drawings, and material samples.
- Respond to Requests for Information (RFIs) and draft Architect's Supplemental Instructions (ASIs).
- Conduct routine site visits to monitor construction progress against design intent.
- Prepare site observation reports, deficiency lists, and punch lists.
Required Skills & Competencies
Software & Technical Skills
- Advanced proficiency in CAD.
- 3D Modeling & Visualization: High proficiency in Rhino, SketchUp, Lumion, or Enscape.
- Graphics & Productivity: Command of Adobe Creative Suite (Photoshop, InDesign) and MS Office/Google Workspace.
Core Knowledge
- Deep understanding of building systems, construction materials, detailing, and execution methods.
- Proven track record of taking projects from schematic design through to construction documentation.
- Strong familiarity with localized building codes and building permit workflows.
Soft Skills
- Strong leadership, task delegation, and mentorship capabilities.
- Excellent verbal, written, and graphic communication skills for consultant and client facing.
- High adaptability and problem-solving skills under tight project deadlines.
