Experience: Core Experience in Land Acquisition and Re-development. Should also have experience in Due Diligence of properties, RERA and general contracts.
Role Summary
The Legal Redevelopment resource will be responsible for end-to-end legal oversight of redevelopment projects, including due diligence, deal structuring, documentation, litigation management, regulatory compliance (including RERA), and stakeholder coordination. The role requires close collaboration with Business Development, external solicitors, and internal departments to ensure legally compliant and risk-mitigated project execution
Key Responsibilities
1. Due Diligence & Transaction Structuri ng
• Lead end-to-end legal due diligence for redevelopment projects, inclufding title verification, risk identification, and mitigation strategies
• Review and validate all due diligence documents, reports, and findings prepared by internal teams and external solicitors
• Coordinate with BD and technical teams to structure transactions aligned with legal and commercial objectives.
• Maintain comprehensive due diligence records and trackers for all projects
2. Development Agreement (DA) Managem ent
• Draft, review, and finalize Development Agreements (DA) and related transaction documents.
• Lead negotiations with landowners, societies, and counterparties to safeguard company interests.
• Ensure incorporation of all stakeholder inputs while maintaining legal and commercial integrity.
• Oversee execution and registration of agreements, ensuring compliance with applicable laws.
• Maintain proper documentation and ensure distribution of executed copies to stakeholde rs.
3. Solicitor & External Counsel Manage ment• Identify, onboard, and manage external solicitors/advocates for various legal matters.
• Define scope of work, negotiate fees, and monitor deliverables and timelines.•
Evaluate quality of legal opinions, documentation, and litigation strategy.
• Approve billing in line with deliverables and agreed scope.
• Act as the primary point of contact for all external legal engageme nts.
4. Notices, Disputes & Litigation Manag ement
• Oversee response to legal notices, ensuring timely and well-drafted replies.
• Develop litigation strategy in consultation with senior legal leadership.
• Manage end-to-end litigation lifecycle, including documentation, filings, and court representation through counsel.
• Track and monitor all ongoing cases through litigation trackers and periodic reviews.
• Drive favorable closures and settlements wherever feas ible.
5. Court Matters & Legal Proce edings
• Coordinate preparation of affidavits, replies, and legal submissions.
• Liaise with advocates and attend key hearings where required.
• Provide management with concise case summaries, risk assessments, and recommended ac tions.
6. Documentation Standardization & Legal Vetting
• Develop and implement standardized templates for agreements and legal documents.
• Review and vet documents generated by internal departments to ensure legal compliance.
• Provide advisory support to business teams on contractual and legalrisks.
• Ensure consistency and adherence to company policies across all documen tation.
7. RERA Compliance & Regulatory Matters
• Lead RERA registration processes for redevelopment projects.
• Ensure accurate and timely filing of applications, documentation, and fee payments.
• Oversee quarterly updates and compliance requirements on the RERA portal.
• Maintain records and ensure full compliance with applicable real estate regu lations.
8. Stakeholder Coordination & Advisory
• Act as a legal business partner to BD, projects, and other internal teams.
• Provide strategic legal inputs during deal evaluation and project execution.
• Coordinate with government authorities, landowners, societies, and consultants as required.
9. Documentation, MIS & Reporting
• Ensure systematic maintenance of legal records, agreements, and communications.
• Develop and manage trackers for due diligence, litigation, and compliance.
• Prepare and present periodic MIS reports to senior management.
• Monitor legal risks across projects and recommend proactive mitigation measures.
