Job Description

Job Purpose: The Senior AGM – Asset Management will be responsible for the overall management, operations, maintenance and commercial performance of the Noida Parks portfolio, including Embassy Oxygen and Embassy Galaxy .

The role will have end-to-end responsibility across client and tenant management, leasing support, handover, technical operations, park maintenance, budgeting, project execution, statutory and regulatory compliance, risk management and business continuity .

The position requires strong commercial and technical acumen, sound understanding of commercial real estate and asset operations, and the ability to effectively manage clients, tenants, service partners and cross-functional stakeholders.

Key Responsibilities:

Asset & Operations Management

  • Take overall responsibility for the day-to-day operations and effective management of the assigned commercial assets .
  • Ensure smooth, safe and efficient functioning of the parks through effective coordination of facility management, engineering, security, housekeeping and other operational teams.
  • Drive operational excellence, service quality, cost optimisation and continuous improvement across the assets.
  • Establish and monitor operational standards, SOPs, KPIs and service-level requirements.
  • Ensure business continuity and uninterrupted operations across the parks.

2. Client & Tenant Management

  • Act as the senior interface between the Company and key clients/tenants, ensuring a high level of engagement, service delivery and satisfaction.
  • Build and maintain strong relationships with clients, tenants, occupiers, service partners and other stakeholders .
  • Proactively address tenant concerns, escalations and operational issues and ensure timely closure.
  • Analyse client and tenant feedback and drive initiatives to continuously improve service levels and customer experience.
  • Drive a strong customer-centric culture across the park

3. Leasing & Occupancy Management

  • Work closely with leasing and commercial teams to optimise occupancy and minimise vacancy and revenue leakage.
  • Coordinate lease documentation, registration and related processes with the Manager – SEZ and relevant stakeholders.
  • Ensure seamless coordination of tenant move-in, move-out and occupancy processes .

4. Handover & Transition Management

  • Lead and coordinate handover of buildings, floors, common areas and facilities from project/development teams to operations.
  • Ensure that handover is completed with appropriate documentation, drawings, asset registers, warranties, AMC details, O&M manuals and statutory approvals.
  • Identify and drive closure of technical and operational snags prior to handover.
  • Ensure smooth transition from project execution to steady-state operations with minimal disruption to clients and tenants.
  • Coordinate with Projects, Engineering, Facility Management, Leasing and other stakeholders during handover and transition.

5. Technical & Engineering Management

  • Oversee technical operations and maintenance of MEP, HVAC, electrical, DG, fire & life safety, BMS, lifts, plumbing and other building systems .
  • Ensure preventive and corrective maintenance programs are implemented effectively.
  • Monitor equipment reliability, energy efficiency, asset performance and lifecycle requirements.
  • Ensure compliance with applicable technical standards, statutory requirements and safety norms.
  • Review technical issues and drive timely resolution of critical breakdowns and operational risks.
  • Work closely with engineering and technical teams to improve reliability, efficiency and lifecycle performance of assets.

6. Park Maintenance & Infrastructure

  • Oversee maintenance and upkeep of parks, landscaping, roads, external infrastructure, common areas and other site facilities .
  • Ensure high standards of cleanliness, aesthetics, landscaping, hygiene, safety and overall asset presentation.
  • Monitor service partner performance and ensure adherence to defined SLAs and quality standards.
  • Drive preventive maintenance and asset preservation initiatives to protect long-term asset value.
  • Identify opportunities for improvement in infrastructure, amenities and common areas to enhance client and tenant experience.

7. Budgeting & Financial Management

  • Prepare and manage annual budgets for the Noida Parks, including Opex, maintenance and project expenditure .
  • Drive cost optimisation while maintaining required service, quality and safety standards.
  • Coordinate vendor payments, accruals and financial requirements with Finance and Accounts.

8. Projects & Opex Works

  • Oversee Opex projects and improvement works, ensuring delivery within approved cost, timelines, quality and safety parameters .
  • Monitor project progress, contractor performance and quality of execution.
  • Ensure appropriate project documentation, approvals, compliance and closure.
  • Lead special projects and strategic initiatives assigned by management.

9. Statutory, Legal & Regulatory Compliance

  • Ensure compliance with applicable statutory, legal, environmental, safety and regulatory requirements .
  • Coordinate with statutory authorities and external agencies as required.
  • Ensure effective monitoring and closure of SEZ and other regulatory compliances .
  • Maintain appropriate records, documentation, approvals and statutory certifications.

10. Procurement & Vendor Management

  • Coordinate with Procurement, Finance and Accounts for procurement of goods and services.
  • Evaluate and monitor service partner performance against contractual and SLA requirements.
  • Ensure effective vendor governance, cost control and timely resolution of performance issues.
  • Support commercial negotiations and contract management with key service providers.

11. Risk, Safety & Business Continuity

  • Proactively identify technical, operational, commercial, statutory and reputational risks across the assets.
  • Develop and implement appropriate mitigation and contingency plans.
  • Ensure adherence to health, safety, fire and emergency response requirements.
  • Drive business continuity and emergency preparedness across the parks.
  • Ensure timely escalation and resolution of critical operational issues.

12. Cross-Functional & Stakeholder Management

  • Serve as a key point of contact for internal and external stakeholders on asset-related matters.
  • Drive effective coordination with Leasing, Projects, Engineering, Facility Management, Finance, Accounts, Procurement, Legal, HR, Security and other functions .
  • Build strong relationships with clients, tenants, consultants, vendors, statutory authorities and business partners.
  • Demonstrate strong ownership, accountability and decision-making in managing complex and time-sensitive issues.

Qualifications and Work Experience:

  • BE/B.Tech in Civil Engineering, Mechanical/Electrical Engineering, Architecture or equivalent qualification.
  • 12–15 years of relevant experience in Asset Management, Property Management, Commercial Real Estate, Facility Management or Operations.
  • Experience with a real estate developer, commercial/retail asset owner, IPC or international project/property management organisation is preferred.
  • Strong experience in managing large commercial assets, client/tenant relationships, technical operations, maintenance and handover .
  • Experience in managing multiple stakeholders and cross-functional teams.
  • Armed Forces background is preferred.

Knowledge, Skills and Competencies:

  • Strong understanding of commercial real estate, asset management, property operations and technical services .
  • Strong knowledge of building systems, MEP, facility operations, maintenance and infrastructure management .
  • Sound understanding of leasing, commercial, legal, statutory and regulatory aspects of real estate.
  • Strong financial and commercial acumen, including budgeting, cost control and cash-flow management.
  • Excellent client, tenant and stakeholder management capabilities.
  • Ability to build and strengthen partnerships with clients, tenants, service partners and internal teams.
  • Strong problem-solving and decision-making ability, particularly in high-pressure and time-sensitive situations.
  • High degree of ownership, accountability and execution orientation .
  • Proactive approach to risk identification, mitigation and business continuity.
  • Ability to balance customer experience, operational excellence, commercial objectives and asset value creation .
