The property is in a strong position and needs a consistent on-site leader to guide leasing and facilities teams, strengthen day-to-day execution, and capture upside through mid-year and transfer leasing.

ResponsibilitiesOversee day-to-day operations for a 600+ bed student housing communityLead and develop onsite leasing and facilities teams, driving accountability and serviceManage budgets, reporting, and operational performance in partnership with regional leadershipDrive occupancy through strong leasing execution, including mid-year and transfer leasing strategyMaintain a light relationship with ground-floor retail tenants, focused on cleanliness and operational standards
QualificationsStudent housing experience required (GM experience preferred; strong progressive AGM considered)Proven ability to lead both leasing and maintenance/facilities functionsStrong communication skills with ownership/regional partners and a proactive operating styleGenuine commitment to living and working in Honolulu (relocation candidates welcome with xzbcwsv clear commitment)
PerksTotal compensation range of $99,000 to $127,000 (base salary $90,000 to $115,000 plus 10% bonus potential; top end $115,000 base with 10% bonus)Onsite housing option with an approximate 20% rent discount (subject to availability)Work for a nationwide company that can offer growth and stabilityFull benefits package including all major insurance, 401k, and PTOOpportunity to lead a flagship island asset with strong amenities and leasing upside
