Job Title – Assistant General Manager – Design & Development

Location – Pune

Job Description -

We are looking for an experienced and design-driven professional to lead the planning, design management, and technical development of large-scale real estate projects across residential, commercial, mixed-use and township developments.

The role will be responsible for driving projects from feasibility and conceptualization through design development, statutory approvals, and execution support. The ideal candidate will act as a strategic link between the business, design consultants, engineering teams, project management, sales & marketing, and external stakeholders to optimize project value, efficiency, design quality, and customer experience.

Roles & Responsibilities -

• Lead project feasibility studies, design briefs, development vision, and master planning objectives
• Drive the end-to-end design lifecycle from concept development through construction documentation and execution support
• Review and manage master plans, site layouts, unit planning, architectural designs, and multidisciplinary design proposals
• Coordinate with architects, structural, MEP, landscape, façade, interior, and other design consultants to ensure timely and effective project delivery
• Ensure design compliance with applicable development regulations, building codes, NBC, fire norms, accessibility standards, environmental requirements, and statutory guidelines
• Drive value engineering, design optimization, and efficient land and saleable-area utilization while maintaining quality and commercial viability
• Support statutory approvals and coordinate with internal liaison teams and relevant authorities for development permissions, environmental clearances, Fire NOCs, Occupancy Certificates, MPCB compliance, and other approvals
• Collaborate with project management and construction teams to resolve design-related site issues and maintain design intent throughout execution
• Evaluate construction technologies, materials, and alternative design solutions to improve project efficiency and cost effectiveness
• Work closely with Sales & Marketing teams on product positioning and provide design inputs including brochure plans, 3D requirements, RERA-related details, and launch data
• Lead and mentor internal design and development teams while establishing effective design review processes, governance, and quality standards

Must-Have Skills -

• Strong expertise in real estate design management and project development
• Proven experience in master planning, architectural design management, and multidisciplinary design coordination
• Strong understanding of building codes, NBC, development regulations, fire norms, and statutory compliance
• Experience in feasibility analysis, value engineering, project planning, and design optimization
• Strong consultant management and stakeholder management skills
• Experience working closely with project execution, commercial, sales & marketing, and other business functions
• Strong understanding of construction technologies, materials, sustainability, and green building principles
• Strong leadership, communication, analytical, and problem-solving skills

Preferred Skills -

• Experience across residential, township, mixed-use, commercial, hospitality, or large-scale developments
• Exposure to large-scale and multidisciplinary real estate projects
• Experience in sustainability, climate-responsive design, and green building certifications
• Experience managing multiple design consultants and large project portfolios

Educational Background -

• Bachelor of Architecture from an AICTE-approved and/or UGC-recognized institution
• Master's Degree in Architecture, Urban Planning, Construction Management, Real Estate Development, or a related discipline – Preferred

Experience

• 15–18+ years of relevant experience in real estate design and development
• Proven experience managing large-scale developments and multidisciplinary consultant teams
