Senior Regional Property Manager (Greater Pittsburgh Region)

Position Summary Elderly Housing Development and Operations Corporation (EHDOC) is a nationally recognized 501(c)(3) nonprofit affordable housing developer, owner, and management company operating more than 56 senior housing communities across 14 states, the District of Columbia, and Puerto Rico. The Senior Regional Manager serves as a senior operational leader responsible for maximizing the performance of a large, multi-state affordable housing portfolio while providing leadership, coaching, and strategic direction to Regional Managers and Community Managers. Reporting directly to the Chief Field Operations Officer, this role partners closely with Executive Leadership to drive operational excellence, regulatory compliance, financial performance, resident satisfaction, employee engagement, and long-term portfolio sustainability. This position requires an experienced affordable housing executive who thrives in a fast-paced environment, enjoys extensive travel, and possesses exceptional leadership, financial, operational, and compliance expertise. Reports To: Chief Field Operations Officer Location: Plantation, Florida or Pittsburgh, Pennsylvania Travel: 75% or more throughout EHDOC's portfolio. Responsibilities Portfolio Leadership Direct the operational performance of a large, multi-state, affordable housing portfolio. Provide leadership and strategic direction to Regional Managers and Community Managers. Ensure consistent execution of EHDOC operating standards across all assigned communities. Drive operational excellence while supporting EHDOC's mission of providing quality affordable housing for seniors. Develop portfolio business plans designed to improve occupancy, resident satisfaction and long-term asset value. Lead turnaround strategies for underperforming communities. Financial Performance Own portfolio financial performance including NOI, Operating expenses, Occupancy, Delinquency and Budget compliance. Review monthly financial statements and variance reports. Lead annual operating budget development. Forecast financial performance and identify operational risks. Affordable Housing Compliance Ensure complete compliance with all applicable affordable housing regulations including: HUD Section 202, 202 PRAC/8, RAD/PRAC, Project Based Section 8, LIHTC and HOME. Exempt Bonds, CDBG, FHLB, Fair Housing, EIV, REAC, MOR, State Housing Finance Agency requirements Responsibilities include: Partner with Compliance leadership to maintain company-wide compliance standards. Assisting the compliance team in preparation for agency audits and management reviews. Identify compliance risks. Develop corrective action plans. Maintain 100% file quality expectations. Operational Excellence Establish operational KPIs for assigned portfolios. Monitor occupancy, collections, leasing conversion, resident retention, and maintenance performance. Conduct regular property inspections. Review preventive maintenance programs. Monitor curb appeal and physical asset conditions. Leadership
