Job Title: Maintenance Mechanic Job Family: Service Workers Full-Time/Part-Time: Full time Pay Type: Hourly Department: Maintenance Job Summary: To perform routine preventive maintenance and repairs on a variety of mechanical and electrical equipment and building components. Job Description: Responsibilities: 1. Performs PM, routine maintenance, repairs on HVAC systems (VAV boxes, large AHU, package, stand-alone room units and DX units), refrigeration equipment, pumps, cooling towers and all air delivery systems. Some services will require the use of special tools such as multi-meters, torque wrenches, laser belt alignment and belt tensioning equipment. 2. Performs PM and routine electrical repairs on lighting and building level electrical systems. Replaces bulbs, ballast, switches, and plugs, as necessary. Some preventive maintenance procedures may require use of multimeters, power usage meters, heat sensing or other equipment. Pump water from electrical and communication manholes. 3. Performs PM and routine plumbing repairs on all types of plumbing fixtures including split drinking fountains, ice machines, sinks, lavatories, manholes, toilets, sump pumps and associated valves and equipment. Requires the use special tools and lifting of manhole covers. 4. Performs PM and routine maintenance on carpentry and general items including tightening hardware, repairing ceiling tile systems, replacing room numbers, caulking and resealing the building envelope. May be required to spot paint repairs. 5. Tests and repair backflow prevention devices required by DHEC and the Greenville Water Systems. Requires confined space training. 6. Washes campus directional signs. 7. Performs PM and routine maintenance and bacteria treatment on decorative fountains and ponds, including replacing and adjusting heads, replacing pumps, piping and valves. 8. Reads and records chargeable utility meters. 9. Performs PM, repairs and routine repairs on all gates on campus including programming automated systems. 10. Inspects all fire sprinkler control valves and oil filled transformers devices quarterly. 11. Performs maintenance, repairs and replacement of air compressors used for fire sprinkler systems. 12. Follows all policies and procedures (safety, employee conduct, HR requirements) 13. Works with Asset Essentials and Work Day on a regular basis (work orders, accounting and HR) 14. Performs minor repairs on kitchen equipment. 15. Train and work with temp and summer employees. 16. Completes performance review process with supervisor-employees to understand job performance expectations and how they fit into the department and university goals. 17. Communicates openly and recognizes contributions of co-workers and supervisor. 18. Pursues professional development to keep pace with demands for services and information; including maintaining up to date information about the department and university. 19. Possibility of call backs and after hour work (must be available 24-7 via cell phone) Reports To: PM Shop Supervisor - Work is performed independently or in teams. Interaction with students, faculty, staff and visitors - public. Work Conditions: - Work is preformed inside office, classrooms, athletic facilities, rest rooms - showers, mechanical spaces, kitchen areas, crawl spaces and outside in all weather conditions. Exposure to air borne particles generated from changing air filters is common. - Climbing ladders to perform tasks. - Lifting ladders, equipment, etc. up to 50 lbs. - Bending, stooping, reaching and crawling into areas. - Using hand tools. - Using aerial lift (levers, knobs, etc.) - Working at heights up to 50 ft. - Some classroom time: training - certification classes will be mandatory Education-Skill Requirements: - Strong mechanical knowledge and experience preferred. - High school graduate or equivalent. - Computer skills (Microsoft Office) Note: - HVAC, Electrical. Plumbing training - certifications a plus - D.H.E.C.
