We are seeking experienced professionals who can contribute not only to individual projects, but also to the development of the estimating, preconstruction, and cost-management systems that will support this growing business vertical.
Position Summary
LCC3 is seeking an experienced Healthcare Construction Estimator to support preconstruction, bidding, cost estimating, and technical proposal activities for healthcare and technically complex construction projects.
The Estimator will review drawings and specifications, perform quantity takeoffs, develop cost estimates, evaluate subcontractor and vendor pricing, identify scope gaps and project risks, and support the preparation of competitive and accurate bids.
This position will work closely with LCC3's Bid & Proposal, Procurement, Project Management, Engineering, Finance, and Operations teams.
Because LCC3's Healthcare Division is growing, the successful candidate will also have an opportunity to help establish estimating templates, historical cost databases, vendor/subcontractor resources, benchmarking practices, and preconstruction procedures for the division.
Key Responsibilities
- Review construction drawings, specifications, scopes of work, technical documents, and bid requirements.
- Prepare conceptual, preliminary, and detailed construction cost estimates.
- Perform quantity takeoffs and verify project quantities and scope.
- Develop labor, material, equipment, subcontractor, general-condition, and other project cost estimates.
- Prepare pricing and cost information supporting competitive bids and proposals.
- Solicit and evaluate subcontractor and vendor quotations.
- Perform bid leveling and identify scope gaps, exclusions, inconsistencies, and potential pricing risks.
- Analyze project requirements, constructability, logistics, schedule impacts, escalation, contingencies, and other cost-influencing factors.
- Participate in drawing reviews, technical clarifications, pre-bid meetings, and scope reviews.
- Support pricing of change orders, field changes, additional work, and other project cost adjustments as needed.
- Coordinate with Project Management, Procurement, Engineering, Finance, and Operations to validate assumptions and pricing.
- Provide technical and cost information to the Healthcare Bid & Proposal Specialist for inclusion in formal proposals.
- Assist with value-engineering exercises and alternative pricing scenarios.
- Participate in project handoff from estimating/preconstruction to the project-delivery team following award.
- Maintain organized estimating records and documentation.
- Track actual project costs against estimates where information is available and incorporate lessons learned into future estimates.
- Assist in developing LCC3's historical healthcare cost database, estimating templates, standardized scopes, exclusions, and benchmarking resources.
- Help establish scalable estimating and preconstruction procedures as LCC3's Healthcare Division grows.
Required Qualifications
- Bachelor's degree in Construction Management, Civil Engineering, Engineering, Quantity Surveying, Finance/Cost Management, or a related discipline; equivalent relevant estimating experience may be considered.
- Demonstrated U.S. construction estimating, cost estimating, bidding, or preconstruction experience.
- Ability to read and interpret construction drawings, specifications, technical documentation, and scopes of work.
- Experience performing quantity takeoffs and developing detailed estimates.
- Experience evaluating subcontractor and vendor quotations.
- Strong understanding of labor, material, equipment, subcontractor, and indirect construction costs.
- Advanced Microsoft Excel skills.
- Strong analytical, organizational, communication, and documentation skills.
- Ability to manage multiple estimates and deadlines simultaneously.
- Must be legally authorized to work full-time in the United States.
Preferred Qualifications
- Direct experience estimating healthcare, hospital, medical, pharmaceutical, cleanroom, advanced manufacturing, or similarly technical construction projects.
- Familiarity with healthcare construction considerations including medical gases, infection-control requirements, clean environments, specialized MEP systems, medical equipment installation/commissioning, and facility acceptance requirements.
- Experience with Bluebeam Revu.
- Experience with RSMeans.
- Experience with STACK, CostCertified, or comparable estimating/takeoff platforms.
- Experience with Procore or similar construction-management platforms.
- Knowledge of prevailing-wage/Wage Determination requirements when applicable.
- Familiarity with construction insurance, bonding, sales-tax considerations, and public-procurement pricing requirements.
- CPE (Certified Professional Estimator), CCP, or comparable professional certification.
- Experience working with international engineering/construction organizations or cross-border project teams.
Work Environment & Travel
This is primarily an in-office position based at LCC3's Colleyville, Texas office.
The Estimator will spend the majority of their time reviewing drawings and specifications, completing takeoffs, developing estimates, communicating with subcontractors/vendors, reviewing pricing, and collaborating with internal teams.
Periodic travel will be required based on project needs and may include:
- Pre-bid site walks
- Existing-condition assessments
- Client meetings
- Subcontractor/vendor meetings
- Project-site visits
- Scope verification
- Preconstruction and project handoff meetings
Travel is anticipated to average approximately 15–25%, although actual travel will vary based on project activity.
LCC3 is a growing company expanding into a growing healthcare industry vertical. As a result, not every estimating system, healthcare cost database, template, or process is fully established today.

What Success Looks Like
Within the first several months, the successful candidate should be able to independently review bid packages, prepare and validate estimates, establish reliable takeoff and pricing procedures, develop relationships with qualified subcontractors and vendors, identify cost and scope risks before bid submission, and begin strengthening LCC3's historical cost and estimating resources.
Over time, this individual should become a key technical resource connecting Business Development, Proposal Management, Procurement, Operations, and Project Management during the preconstruction process.
