Job Description

Senior Business Development Manager (IOS)

About the Company

This confidential Company is a vertically integrated commercial real estate investment and asset management platform focused on industrial properties and Industrial Outdoor Storage (IOS) across the United States. The Company manages a private industrial real estate investment trust and, together with its affiliated development and construction businesses, provides a full-service platform spanning property acquisition, development, build-to-suit solutions, construction management, and asset management.

Position Overview

The Company is hiring a business development professional to originate Industrial Outdoor Storage (IOS) opportunities across our target markets. This role sources off-market and broker-marketed IOS sites, builds long-term relationships with owners, brokers, and IOS users, and converts those relationships into acquisitions, developments, and build-to-suit transactions.

This is a senior individual-contributor role within the Company's business development function. The successful candidate will take primary ownership of origination in assigned markets, carry a sourcing target, and serve as a key relationship holder with owners, brokers, and IOS users. The role reports to Head of Acquisitions.

The ideal candidate is an experienced, relationship-oriented business development professional with a track record in commercial real estate, industrial development, brokerage, or a related field. This person should be comfortable independently developing new business while working closely with the Company's acquisitions, development, construction, and senior leadership teams to turn opportunities into actionable transactions and long-term relationships.

Essential Responsibilities

  • Originate IOS acquisition opportunities, including improved yards, truck terminals, contractor yards, and land suitable for IOS development, consistent with the Company's investment criteria.
  • Build direct relationships with private IOS owners, many of whom are not actively marketing their property, and maintain contact over multi-year timelines.
  • Develop and maintain broker relationships in target markets to secure early looks at IOS listings.
  • Identify IOS users, such as logistics, trucking, equipment rental, utility, and construction firms, with expansion or relocation needs, and position the Company for build-to-suit, sale-leaseback, or lease solutions.
  • Screen sites for basic IOS fit (zoning, access, acreage, surface condition, and site coverage) before handing them to acquisitions.
  • Own a defined pipeline target and consistently deliver qualified IOS opportunities and actionable leads against it.
  • Lead initial owner, broker, and user conversations and help advance qualified opportunities through LOI in coordination with acquisitions.
  • Help develop and execute business development plans for assigned markets, including target lists, conference strategy, and outreach cadence.
  • Present qualified opportunities and pipeline status to senior leadership and the acquisitions team.
  • Maintain regular communication with existing relationships to identify new opportunities and generate repeat business.
  • Work closely with the acquisitions and investment teams to evaluate prospective opportunities and determine strategic fit.
  • Coordinate with development and construction teams to develop real estate solutions responsive to prospective tenant and client needs.
  • Lead and coordinate the preparation of pitch materials, proposals, and market-specific outreach materials.
  • Maintain an organized pipeline of prospects, active opportunities, and relationship activity and provide regular updates to senior management.
  • Monitor market activity, industry trends, tenant activity, and competitive dynamics to identify potential business opportunities.
  • Represent the Company professionally at industry conferences, networking events, meetings, property tours, and other external functions.
  • Provide guidance and support to junior business development or analyst resources as the team grows.
  • Support broader strategic initiatives and special projects as the platform continues to grow.

Qualifications

  • Bachelor's degree in Business, Real Estate, Finance, Economics, or a related field preferred.
  • 6+ years in commercial real estate, brokerage, acquisitions, development, or business development, with demonstrated experience originating or advancing industrial or IOS opportunities.
  • Direct experience with IOS, truck terminal, industrial land, or related industrial transactions strongly preferred.
  • Established relationships with industrial or IOS owners, brokers, users, or other relevant market participants preferred.
  • Demonstrated ability to build and maintain a productive commercial real estate network.
  • Working knowledge of how zoning and site conditions affect IOS use and value.
  • Entrepreneurial mindset with a proactive approach to identifying and pursuing new business.
  • Strong interpersonal and relationship-building skills with the ability to communicate effectively with senior executives, property owners, brokers, tenants, and other external partners.
  • Strong written and verbal communication and presentation skills.
  • Commercially minded with the ability to understand real estate transactions and identify potential opportunities.
  • Highly organized and able to manage multiple prospects and opportunities simultaneously.
  • Ability to work collaboratively across acquisitions, development, construction, asset management, and senior leadership teams.

Travel and Location

  • Based in Charleston, SC.
  • Expect more than 50% travel.
  • Travel includes site tours and owner meetings in target markets, broker and tenant meetings, and several industry conferences per year.
  • Most trips are regional and run 1 to 3 days. Occasional longer trips will support market launches or active transactions.
  • Some evening and event attendance is expected around conferences.

Ideal Candidate

The successful candidate will be a self-starter who enjoys developing relationships and creating opportunities rather than waiting for opportunities to come to them. This individual should be comfortable independently initiating conversations, managing relationships over time, and taking ownership of a defined pipeline and assigned markets.

The role is well suited for an experienced business development professional who combines relationship-building skills with practical commercial real estate knowledge and wants meaningful ownership within a growing, vertically integrated platform.
