Senior Maintenance Technician

Job Description

The Senior Maintenance Technician is responsible for performing advanced maintenance, repair, and preventative maintenance activities for residential units, common areas, and building systems. This role serves as a technical expert and lead support resource for the maintenance team, ensuring work is completed safely, efficiently, and in compliance with company standards and regulatory requirements. The Senior Maintenance Technician also supports training, quality control, and operational consistency at the property level.

The individual in this role will earn an hourly rate of $27-$29/hour - pay based on experience and certifications.

Essential Duties and Responsibilities

Maintenance and Repair

  • Perform advanced troubleshooting, repair, and maintenance of HVAC, plumbing, electrical, mechanical, and building systems
  • Complete unit turns and service requests accurately and within established service level expectations
  • Respond to emergency maintenance issues and participate in on-call rotations as required
  • Conduct repairs in residential units, common areas, and building infrastructure

Preventative Maintenance

  • Perform scheduled preventative maintenance (PM) inspections and services in accordance with company policy
  • Identify potential equipment failures, safety concerns, and maintenance deficiencies during PM inspections
  • Document PM findings accurately in the designated maintenance management system
  • Assist with corrective actions resulting from PM inspections

Compliance and Safety

  • Ensure all work complies with life-safety standards, building codes, and company policies
  • Verify proper operation of smoke detectors, CO detectors, fire stops, and other safety systems
  • Identify and immediately report mold-related growth (AMG), leaks, and hazardous conditions
  • Follow safety protocols and properly use personal protective equipment (PPE)

Leadership and Team Support

  • Serve as a technical resource and mentor to Maintenance Technicians
  • Provide on-the-job training and guidance to less experienced team members
  • Support quality control by reviewing completed work for accuracy and completeness
  • Assist the Service Director and Assistant Service Director with operational needs as assigned

Vendor and Property Support

  • Assist in coordinating and overseeing vendor work to ensure quality and compliance
  • Communicate effectively with service leadership regarding ongoing issues and repair needs
  • Maintain organized workspaces, tools, and equipment

Qualifications:

Education and Experience

  • High school diploma or equivalent (technical certification preferred)
  • 3+ years of maintenance or facilities experience, preferably in multifamily or property management
  • Working knowledge of HVAC, plumbing, electrical, and life-safety systems

Certifications

  • EPA Universal Certification required
  • CAMT (Preferred)

Skills & Competencies

  • Experience using mobile maintenance or inspection applications
  • Ability to diagnose and resolve complex maintenance issues
  • Valid driver’s license and reliable transportation

Physical Requirements

  • Ability to lift up to 50 pounds
  • Ability to climb ladders, access mechanical spaces, and work in varying weather conditions
  • Ability to respond to after-hours emergencies as required
