A New York-based construction management and building restoration firm specializing in exterior facade restoration, roofing, waterproofing, parking garage restoration, and structural concrete repairs for residential and commercial properties.

About the RoleWe are seeking a hands-on Senior Project Manager to oversee multiple building restoration projects throughout New York City and the surrounding areas. Projects include facade restoration (Local Law 11/FISP), roofing, waterproofing, parking garage restoration, and structural concrete repairs.
This person will manage projects from start to finish, overseeing schedules, budgets, subcontractors, permits, and client relationships. The role is approximately 50% field-based, with regular visits to active job sites.
ResponsibilitiesManage multiple restoration projects from mobilization through completion.Oversee project schedules, budgets, costs, change orders, and subcontractors.Coordinate with building owners, managing agents, engineers, vendors, and field teams.Monitor job-site progress, quality, safety, and compliance with project requirements.Manage permits, inspections, submittals, RFIs, and project documentation.Prepare progress updates, cost reports, and payment applications.Resolve project issues while maintaining client relationships and protecting project margins.
Qualifications7+ years of project management experience in building restoration, facade restoration, roofing, or waterproofing.Experience with NYC Local Law 11/FISP and occupied-building restoration projects strongly preferred.Working knowledge of NYC DOB/DOT permitting, scaffolding, sidewalk sheds, and site safety requirements.Experience managing project budgets, subcontractors, change orders, and payment applications.Ability to read construction drawings and specifications.Strong organizational, communication, and client-management skills.OSHA 30 certification required, or willingness to obtain within 60 days. SST card preferred.Proficiency with Excel, Bluebeam, or similar project management tools.
