The VP of Acquisitions is one of the primary leadership seats at Kiyora Communities, a national premier Build for Rent (BFR) investor and developer, and owns the execution of the Company's BFR investment strategy. The role runs three things at once: a sales organization (the DealMaker network, an external web of deal level acquisition consultants that the VP builds, manages, coaches, and holds accountable to pipeline targets); a deal closing machine (personally driving sites from LOI and PSA through due diligence to close); and the front end of the investment pipeline (sourcing and underwriting the deals that feed the platform, and leading a highly efficient, AI driven Investment Committee process). The VP directs the Acquisitions Associate and the DealMaker network and holds a seat on the Investment Committee. The individual must have an exceptional track record rolling out acquisitions processes and high volume sourcing procedures, and must embrace technology, working within and continuously improving the AI systems and AI driven processes the Company has built. The Company works as a dynamic team, so the VP may be asked to support other team members to ensure successful execution of real estate projects and the corporate mission.
WHY THIS ROLE EXISTS
• Close What's on the Board: Take the current pipeline of sites under LOI or PSA to close, or cleanly walk away from what does not meet the Company's standards.• Build and Lead the DealMaker Engine: Recruit, manage, coach, and train a DealMaker network of roughly 25 consultants, and run it like a high performing sales team that reliably sources deal flow.• Build the Deal Funnel Data Engine: Stand up an AI, data driven system that tracks deal flow, deal status, DealMaker performance, and every stage of the funnel through closing.• Fill the Pipeline: Source the new deals that build a pipeline at institutional scale, positioning the Company to deploy capital rapidly across its markets.
PRIMARY ACCOUNTABILITIES
• Leadership & Accountability: Lead the acquisitions function against the pipeline growth target, holding the DealMaker network and the Acquisitions Associate accountable for results. The VP is the single accountable owner of this seat; work may be delegated in either direction, but ownership stays with the VP.• DealMaker Network Management: Oversee lead generation, seller/broker negotiations, MSA sourcing, and DD/closing support. With the SVP of Operations, build the network to roughly 25 consultants under a team based management structure.• Sales Cadence & Training: Weekly communication cadence, coaching, training events, and the KPIs that hold every DealMaker accountable to pipeline targets.• Acquisitions Methodology: Develop the methodology, systems, and channels to deploy equity rapidly into strong investments under the Company investment strategy, streamlining the process for efficiency.• Networking & Brand Exposure: Build an extensive network of homebuilders, land developers, land sellers, and brokers, and maximize brand exposure to generate deal flow.• Screening & Buybox Stewardship: Own deal intake, screening, scoring, and pipeline tracking. Keep site selection criteria calibrated against closed and operating assets, and track deals through underwriting, LOI, PSA, due diligence, and closing.• Underwriting: Underwrite projects to determine land acquisition values and maintain a vetted pro forma and budget that forms the project Business Plan, supported by the Acquisitions Associate.• Investment Committee: Hold an IC seat alongside senior leadership. Manage the Business Plan and IC approval process required by investors, including IC memos and presentations, and lead the build out of a highly efficient, AI driven IC process.• Strategy: Work with senior management on corporate and real estate strategies, operating budgets, and human resource needs.• Legal & Contracts: Review LOIs, PSAs, and related agreements with outside counsel, ensure a thorough DD process, and manage counterparty risk through contract compliance.• Due Diligence & Closings: Personally drive sites from LOI and PSA to close. Oversee DD feasibility packages (financial analysis, site feasibility, market research, geotech, environmental, and related reports), mitigate risks with the development team, consultants, and legal, and manage closings across the homebuilder JV partner, lenders, sellers, attorneys, capital partners, and accounting.• Entitlements: Lead entitlement efforts on sites requiring rezoning, particularly the political and diplomatic component, working with the development team and consultants on density studies and municipal submittals.• Municipal & Public Relations: Meet with neighborhoods, municipalities, government officials, and staff regarding new developments as needed.• Deal Funnel Data & CRM: Build, with the team, an AI, data driven interface and CRM that tracks deal flow, deal status, DealMaker statistics, and every stage of the funnel through closing.• Operating Metrics: Create KPIs and dashboards for the acquisitions function across every stage of the deal funnel.• Processes & Technology: Run streamlined, consistent processes, continuously improving the Company's AI systems and AI driven acquisitions processes and implementing technology that increases efficiency.• Competition Tracking & Research: Track competition in for rent and for sale housing, maintain competition and deal tracking databases, and stay current on cap rates, rent growth, and investment and development activity in our markets.• Capital Markets: Support the CEO and senior management on debt and equity capital: provide capital partners with deal status updates, prepare deal materials for the capital partner IC process, interact with lenders, collaborate with Finance on the debt capital call process, and help build out deal management software for third party capital.
