Role Overview
The Manager – MIS & Project Controls will be responsible for maintaining accurate and reliable project, facility, occupancy, cost, and performance data across the Infrastructure & Expansion function.
The role will consolidate information from different departments, maintain dashboards and master data, track project progress, control documents and expiry dates, and provide clear, evidence-based reports to management for timely decision-making.
Key Responsibilities
1. Occupancy & Cost Data Management
- Consolidate centre-wise monthly data for:
- Rent
- CAM charges
- Maintenance
- Diesel and generator expenses
- Electricity and water
- Annual Maintenance Contracts (AMC)
- Other facility-related costs
- Maintain carpet-area data and calculate relevant cost metrics.
- Reconcile information with Finance and Operations before reporting.
2. Facility Master Management
- Maintain the central master database of:
- Existing facilities
- Franchise units
- Upcoming projects
- Projects under development
- Maintain location, facility format, responsible owners, commercial details, technical information, and compliance records.
- Ensure the master database remains updated and accurate.
3. Project Controls & Tracking
- Track all live projects against approved:
- Budgets
- Timelines
- Milestones
- Project schedules
- Prepare and circulate a weekly project dashboard .
- Highlight delays, deviations, forecast completion dates, pending decisions, and action owners.
- Escalate critical delays and risks to management.
4. Data Validation & Accuracy
- Ensure every major reported figure or project status is supported by relevant source records.
- Identify incomplete, inconsistent, or unverified information.
- Follow up with responsible departments for corrections.
- Clearly differentiate between verified information and pending/unconfirmed data .
5. Document & Expiry Control
- Maintain a central repository of:
- Property documents
- Contractor agreements
- Drawings
- Approvals
- Licences
- Guarantees
- Other project-related documents
- Track renewal dates, guarantee periods, and Defect Liability Periods (DLP).
- Provide advance alerts for upcoming expiries and renewals.
6. Project Camera & Site Visibility
- Coordinate with IT and site teams for project-camera installation and availability.
- Monitor feed access and recording arrangements.
- Escalate camera outages or missing site evidence to the responsible team.
- Ensure management has adequate visibility of project progress.
7. Cross-Functional Coordination
- Coordinate reporting inputs from:
- Operations
- Finance
- Legal
- Procurement
- HR
- IT
- Biomedical
- Projects
- Real Estate
- Maintain dependency and action trackers.
- Follow up on delayed inputs and escalate pending actions with proper evidence.
8. Performance & Management Reporting
- Maintain contractor performance scorecards covering:
- Schedule adherence
- Quality
- Safety
- Defect closure
- Commercial performance
- Prepare centre-wise occupancy reports.
- Track metrics such as rent per square foot and cost-to-revenue ratio , wherever verified data is available.
- Present clear and decision-oriented reports to management.
Candidate Profile
- Educational Qualification
- Graduate in Engineering, Commerce, Business Administration, or a related field.
- MBA or equivalent postgraduate qualification will be preferred.
- Relevant Experience
- 7–11 years of experience in:
- MIS
- Project Controls
- Project Planning
- Business Analysis
- Management Reporting
- Experience supporting capital projects, infrastructure, construction, healthcare, retail, or multi-location expansion will be preferred.

- Early identification of project delays, cost deviations, and expiry risks.
- Timely closure/follow-up of cross-functional actions.
- Accuracy of occupancy and cost reporting.
- Reliability of project and site evidence.
- Timely maintenance of document and expiry registers.

- Create project baselines and tracking formats.

- Start regular contractor-performance reviews.

CompensationSalary will be determined by HR based on the candidate's relevant experience, expertise, and suitability, in line with company policy.
