Effective Communication: Communicate clearly with residents to schedule appointments and minimize disruptions. Collaboration with Turn Coordinator: Work closely with the Turn Coordinator to provide updates on the status of ongoing projects and identify material needs. Material Procurement and Inspection: Inspect assigned turns to ensure the necessary materials are purchased for project completion. Productivity Tracking: Submit and close work orders (melds) promptly to ensure accurate productivity tracking. Vendor Coordination: Coordinate and schedule vendors to complete turns within the daily construction budget of $1,000. Cost Tracking: Meticulously track project costs, including labor hours, vendor fees, and material expenses. Change Order Management: Review turns for potential change orders, prepare cost estimates, and submit them for approval. Scope of Work Adherence: Utilize provided Scopes of Work to complete required turn maintenance. Quality Control: Conduct final inspections to ensure all maintenance tasks are completed to a high standard. Project Management: Oversee and manage multiple ongoing turns simultaneously, ensuring timely completion and exceptional quality. Learn and uphold Atlas best practices Always tell the truth every time without hesitation; aka make a non-conforming commitment to truthfulness. Do the right thing, every time even if it's inconvenient or costly. Understand and comply with applicable law and Atlas policies. Use good judgment and avoid even the appearance of improper conduct. Raise your hand to leadership if you encounter possible violations of the law or Atlas policies. What you get: What you get: $30-$37 per hour depending on skill set and experience level Work expectations: minimum of 20 hours per week , typically Monday-Friday, 9 a.m.-5 p.m. , with occasional evening or weekend hours as needed to accommodate resident schedules. Potential to be hire as dedicated W2 technician. Requirements: What you Bring: Valid driver's license and a reliable form of transportation Must possess Liability Insurance Must have relevant tools Demonstrated expertise in general maintenance and handyman work within single-family, multifamily units and building common areas. Plumbing: Experience repairing and replacing common plumbing fixtures like P-traps, shower valves, toilets, faucets, disposals, and shut-off valves. You'll also be adept at clearing clogged drains with a snake. Electrical: Proven ability to safely change lights, switches, outlets, and fixtures, as well as troubleshoot minor electrical issues. HVAC: Experience with light HVAC work, including swamp cooler repair (HVAC certification not required). Drywall: Skilled in patching, replacing, mudding, and texturing drywall, from small repairs to larger projects. " Nice to Have" Qualifications: EPA test certification HVAC certifications Truck/van ADA Requirements Walking: Frequently required to inspect properties, meet with contractors, and move around the property. Standing: Frequently required to conduct property inspections, meet with contractors, and perform office tasks. Sitting: Regularly required to perform office tasks, such as computer work and paperwork. Lifting: Occasionally required to lift up to 50 pounds, such as tools, equipment, or supplies. Carrying: Occasionally required to carry light to moderate weight items, such as keys, paperwork, or small tools. Bending : Frequently required to inspect property conditions, access storage areas, or examine equipment. Kneeling/Crawling: Occasionally required to inspect property conditions, such as under appliances or in crawl spaces. Climbing: Occasionally required to access different levels of a property or inspect roofs. Reaching: Frequently required to reach for items on shelves or in storage areas. Driving: Regularly required to travel between properties. Visual Acuity: Required to inspect property conditions, read documents, and use computer equipment.
