About UsWe are a growing real estate development and construction company based in Kannapolis, NC. We acquire, develop, build and operate commercial and mixed-use properties throughout the greater Charlotte region.
The RoleWe build for our own portfolio, not for third-party clients. You will manage commercial projects, generally $1M–$4M, from preconstruction through closeout.
You will be onsite during active construction, manage subcontractors directly, and be accountable for schedule, budget, quality and communication.
Responsibilities:Preconstruction & PlanningCost Estimation - probable cost estimate pre-constructionDevelop master schedules and weekly two-week look-aheadsSolicit and analyze bids; negotiate subcontractor and vendor pricing & scopegManage procurement and material lead times
Budget & Cost ControlManage budgets, commitments and cost-to-complete forecastsIdentify, document and manage Change Orders
Field ExecutionMaintain a strong onsite presence during active projectsHold subcontractors accountable for schedule, quality and completionPlan around weather, permitting, inspection and material delaysMaintain NC Building Code compliance, a high first-pass inspection rate and OSHA safety practices
Coordination & CloseoutCoordinate architects, engineers, consultants, subcontractors and suppliersWork with municipalities on permits, inspections and approvalsManage punch lists, Certificate(s) of Occupancy and closeout
ReportingReport weekly to ownership on schedule, budget, risks, decisions needed and upcoming milestonesPortfolio ProjectsManage multiple capital projects across our portfolio when major projects don’t need full-time onsite. xzbcwsv
Qualifications5+ years of direct commercial construction experienceSite-Work & M.E.P. experienceExperience with subcontractor management, bidding, scheduling, job costing, plan/spec review, change orders, permitting, inspections and closeoutProcore, Smartsheet, Buildertrend, Microsoft Project or similar preferredSuperintendents or APMs already performing PM duties are encouraged to applyWe’re looking for someone who communicates constantly, identifies problems early, and provides solutions, not surprises.
