Job description

Our client is a premium luxury design studio specializing in high-end, turnkey residential interior design and architectural execution. They focus on bespoke, tailored living spaces for upscale villas, bungalows, and premium duplexes across Pune, Mumbai, Bangalore & Ahmedabad.

1. Role Overview: The Project Director owns every project from design-freeze to signed handover — functioning as the single point of accountability for time, cost, quality, and client trust. The primary objective of this role is to remove the founders from day-to-day site execution and to build a highly disciplined, SOP-driven delivery engine capable of scaling up from ₹12 Cr to ₹100 Cr+. The Project Director acts as the definitive bridge between clients, design teams, consultants, vendors, and executive leadership.

2. Key Responsibilities:

Delivery Engine: Build, baseline, and own master project schedules. Ensure adherence to timelines across multiple high-end residential and commercial sites.

Process Enforcement: Strictly enforce SOP gates, particularly the Site Survey, Budget Gate, and Execution Handover protocols, ensuring nothing moves to the next stage without formal clearance.

Margin Defense: Protect project gross margins. Review and approve all BOQs, closely manage

vendor pricing, and strictly control and document all change orders.

Scorecard Management: Run rigorous weekly reviews against the Execution Efficiency Scorecard. Report monthly metric performance directly to the Founders.

Client Management: Lead all major client communications during the execution phase. De escalate conflicts, manage expectations, and maintain client trust.

Team Mentorship: Mentor, structure, and grow the current Project Management team and lead recruitment for future execution hires

3. Qualifications & Experience

Education: Bachelor's or Master's degree in Architecture, Interior Design, Civil Engineering, or Project Management.

Experience: 10–15+ years of core experience in luxury interiors, turnkey fit-outs, or design build delivery; with at least 4–5 years spent leading multi-project execution teams and managing subordinate PMs.

Hard Skills: Deep understanding of P& L and cost control, BOQ and vendor management, proficiency in MS Project or similar scheduling tools, and SOP-driven project delivery.

Traits: Highly decisive, systems-oriented, exceptionally calm under pressure, and obsessed with on-time, on-budget delivery
