2. You must have direct experience managing resort hospitality construction or renovation projects. Resort hospitality project experience is required.
THE ROLE
Plan North Group is hiring a Project Manager – Owner’s Representative based in the Vail Valley to independently lead multiple projects. You will represent ownership from early planning and development through construction, closeout, and turnover, with direct responsibility for budgets, schedules, team coordination, and client communication.
Our work spans hospitality and resort renovations, HOA capital improvements, building systems and infrastructure, real estate development, and luxury residential projects. We advise private owners, family offices, developers, HOA boards, and hospitality operators.
This is a client-facing leadership role for someone who understands how projects get built, makes clear recommendations, and follows through without constant direction.
LOCATION AND WORK ARRANGEMENT
• Full-time, hybrid position based in the Vail Valley. Applicants must currently reside in the Vail Valley.
• Regular in-person project meetings and site visits are required. Travel to Denver, Aspen/Roaring Fork Valley, and other Colorado mountain communities may be required based on project needs.
WHAT YOU WILL LEAD
• Owner representation: Serve as the primary day-to-day contact for ownership. Lead owner/architect/contractor meetings and owner or HOA board presentations; communicate status, risks, recommendations, and decisions clearly.
• Development and preconstruction: Support feasibility, due diligence, and project strategy. Lead consultant and contractor RFPs, bid leveling, procurement planning, contract review and negotiation, and award recommendations.
• Design and permitting: Coordinate architects, engineers, consultants, and jurisdictions through design, permitting, and bidding. Review documents for coordination, constructability, scope, and alignment with owner goals; lead value engineering.
• Financial management: Establish and maintain project budgets, commitments, contingencies, and cost-to-complete forecasts. Review pay applications and change orders, assess cost impacts, and coordinate monthly draws and financial reporting with accounting.
• Schedule and procurement: Maintain overall project schedules, review contractor schedules and lookaheads, track long-lead procurement, and keep owner decision logs current. Identify impacts early and drive timely decisions.
• Construction oversight: Conduct site walks, monitor progress and quality, track RFIs and submittals, and hold consultants, contractors, and vendors accountable for agreed deliverables. Coordinate phasing around occupied resorts, guest and resident needs, property operations, and seasonal construction windows.
• Closeout: Coordinate punch lists, as-builts, warranties, closeout documentation, and owner turnover.
• Client leadership: Manage competing priorities across projects, address difficult issues directly, and build lasting client relationships through sound judgment and reliable follow-through.
WHAT YOU BRING
• Current Vail Valley residency and demonstrated experience managing resort hospitality construction or renovation projects.
• At least 5 years of experience in construction project management, owner’s representation, or real estate development management.
• Experience independently managing multiple concurrent construction projects, including budgets, schedules, and direct owner reporting.
• Demonstrated ability to prepare cost forecasts, evaluate change orders and pay applications, read drawings and specifications, and identify cost, schedule, procurement, and coordination risks.
• Confidence leading project meetings and presenting clear recommendations to owners, boards, consultants, and contractors.
• A relevant degree in construction management, engineering, architecture, or a related field, or equivalent practical experience.
• Proficiency with Microsoft Office, including Excel, Microsoft Project, and project management software.
SUCCESS IN THIS ROLE
Owners receive accurate monthly financial and schedule reporting, clear recommendations, and timely decisions. Project teams understand their commitments, procurement and decision logs stay current, and risks are raised early with a practical plan to address them.
COMPENSATION AND BENEFITS
Annual base salary: $110,000–$150,000, depending on experience.
• Performance-based bonus opportunity
• Health, dental, and vision insurance
• 401(k) retirement plan
• Paid time off
HOW TO APPLY
Apply through LinkedIn with your resume by November 19, 2026. Include your current Vail Valley location and a brief description of resort hospitality projects you have personally managed. xzbcwsv
During interviews, be prepared to walk through a resort hospitality project you personally led, including your budget and schedule responsibilities, a significant change or risk, and how you communicated recommendations to ownership.
