HVAC Technician I - G119 Facilities Maintenance

Job Description

This position is responsible for performing HVAC repair and maintenance on city-owned facilities.

  • Installs, repairs, maintains, and replaces commercial HVAC and refrigeration equipment including: split systems
  • Package units
  • Heat pumps
  • RTUs (Roof Top Units)
  • Air handlers
  • Chillers
  • Cooling towers
  • Boilers
  • Variable Refrigerant Flow (VRF) systems
  • Variable Air Volume (VAV) systems
  • Exhaust and supply fans
  • Make-up air units Troubleshoots electrical, mechanical, refrigeration, pneumatic, and electronic control systems.
  • Installs and repairs refrigerant piping, condensate drains, ductwork, dampers, thermostats, and related HVAC components.
  • Performs preventive maintenance including:
  • Filter replacement
  • Belt replacement and alignment
  • Lubrication
  • Coil cleaning
  • Drain cleaning
  • Refrigerant checks
  • Motor inspections
  • Electrical inspections
  • Diagnoses compressor failures, refrigerant leaks, airflow problems, electrical failures, and control issues.
  • Repairs and replaces compressors, motors, bearings, blower assemblies, expansion valves, contactors, capacitors, relays, sensors, and other HVAC components.
  • Recovers, evacuates, charges, and handles refrigerants in accordance with EPA regulations.
  • Performs leak detection and pressure testing of refrigeration systems.
  • Installs and services digital controls and building automation systems (BAS/BMS).
  • Reads and interprets blueprints, wiring diagrams, specifications, and technical manuals.
  • Operates recovery machines, vacuum pumps, combustion analyzers, refrigerant gauges, multimeters, megohm meters, and other diagnostic equipment.
  • Coordinates with contractors and vendors during major repairs and capital improvement projects.
  • Documents repairs, labor, materials, and preventive maintenance activities using the City's computerized maintenance management system (CMMS).
  • Maintains inventory of HVAC parts and recommends replacement equipment when systems become unreliable or beyond economical repair.
  • Responds to emergency HVAC failures after normal business hours as assigned.
  • Maintains compliance with OSHA, EPA, NFPA, International Mechanical Code, and applicable building codes.
  • Assists other Facilities Maintenance trades as needed.
  • Performs other related duties as assigned.

Minimum Qualifications: Knowledge and level of competency commonly associated with thecompletion of specialized training in the occupational field, in addition to basic skills typicallyassociated with a high school education. Completion of a vocational or technical program in HVAC ora related field preferred. Two (2) years of progressively responsible experience installing and servicingcommercial HVAC systems. Equivalent combination of education and experience may be considered.

Preferred Qualifications: Five (5) or more years of commercial HVAC experience. Experience with Building Automation Systems (Johnson Controls, Trane, Siemens, Honeywell, Alerton, or similar). Experience with commercial chillers and boiler systems. Experience working in institutional, municipal, healthcare, or educational facilities.

The work is typically performed while intermittently sitting, standing, stooping, walking, bending, or crouching. The employee frequently lifts light objects, occasionally lifts heavy objects, climbs ladders, uses tools or equipment requiring a high degree of dexterity, and distinguishes between shades of colors. Additionally, the following physical abilities are required:

  • Balancing maintain equilibrium to prevent falling while walking, standing, or crouching.
  • Climbing ascending, descending ladders, stairs, ramps, requires body agility.
  • Crawling moving about on hands, knees, or hands, feet.
  • Crouching bending body forward by bending leg, spine.
  • Feeling perceiving attributes of objects by touch with skin, fingertips.
  • Grasping applying pressure to object with fingers, palm.
  • Handling picking, holding, or working with whole hand.
  • Hearing 1 perceiving sounds at normal speaking levels, receive information.
  • Hearing 2 receive detailed information, make discrimination in sound.
  • Kneeling bending legs at knee to come to rest at knees.
  • Lifting raising objects from lower to higher position, moving objects side to side, using upper extremities, back.
  • Manual Dexterity picking, pinching, typing, working with fingers rather than hand.
  • Mental Acuity ability to make rational decisions through sound logic, deductive reasoning.
  • Pulling - use upper extremities to exert force, haul or tug.
  • Pushing use upper extremities to press against objects with force, or thrust forward, downward, outward.
  • Reaching extending hands or arms in any direction.
  • Repetitive Motion substantial movements of wrists, hands, fingers.
  • Speaking expressing ideas with spoken word, convey detailed, important instructions accurately, concisely.
  • Standing for sustained periods of time.
  • Stooping bending body downward, forward at waist, with full motion of lower extremities and back.
  • Talking 1- expressing ideas by spoken word.
  • Talking 2 shouting to be heard above ambient noise.
  • Visual Acuity 1 - prepare, analyze data, transcribing, computer terminal, extensive reading.
  • Visual Acuity 2 - color, depth perception, field of vision.
  • Visual Acuity 3 - determine accuracy, neatness, observe facilities/structures.
  • Visual Acuity 4 - operate motor vehicles/heavy equipment.
  • Visual Acuity 5 -close acuity for inspection of small defects, machines, use measurement devices, or fabricate parts.
  • Walking - on foot to accomplish tasks, long distances, or site to site.

Work is performed both indoors and outdoors in commercial and industrial facilities. The position requires exposure to moving mechanical parts, energized electrical equipment, refrigerants, extreme temperatures, dust, noise, and confined spaces. Employees are required to wear appropriate personal protective equipment (PPE) and follow all applicable safety procedures.
