We are looking for an architect to work closely with the owner on separate luxury villa projects being planned. The role requires strong design judgement and the ability to develop concepts into coordinated, detailed and practical construction drawings.

We are particularly interested in candidates who understand how buildings are constructed, how materials perform and how architecture, interiors, structure and building services work together.

Key Responsibilities

• Develop site planning, architectural concepts, layouts, elevations and sections suited to the site, climate and client’s requirements.
• Prepare comprehensive working drawings covering setting-out, levels, dimensions, masonry, openings, staircases, wet areas, terraces and external works.
• Develop construction details for façades, roofs, waterproofing, drainage, doors, windows, glazing, railings, flooring, joinery and material junctions.
• Coordinate electrical, lighting, plumbing, drainage, HVAC, home automation, security and other services with the respective consultants.
• Integrate structural requirements into the architectural drawings, identifying conflicts involving columns, beams, slabs, openings and service routes.
• Prepare interior details for kitchens, bathrooms, wardrobes, ceilings, panelling, built-in furniture and other customised elements.
• Evaluate materials for appearance, durability, maintenance, availability, cost and suitability for the intended application.
• Incorporate passive design, shading, daylight, ventilation, water conservation and energy efficiency into the design.
• Prepare specifications, schedules and quantity inputs; support material comparisons, procurement and contractor evaluation.
• Review consultant drawings, contractor shop drawings, samples and mock-ups.
• Conduct site visits, resolve execution queries and maintain drawing revisions, approvals and as-built records.
• Monitor design execution against agreed quality, budget and timelines.

Structural calculations and structural design approvals will remain with the appointed structural engineer. The architect must be capable of understanding, coordinating and accurately incorporating structural details.

Required Skills and Experience

• B.Arch; Council of Architecture registration preferred.
• Demonstrated experience in premium residences, independent homes or luxury villas.
• Strong command of working drawings and construction detailing, supported by completed project examples.
• Practical understanding of waterproofing, building envelopes, wet-area design and service coordination.
• Knowledge of stone, wood, metal, glass, concrete, finishes and their installation requirements.
• Ability to assess buildability, tolerances, maintenance access and long-term material performance.
• Proficiency in AutoCAD and a relevant 3D/BIM platform such as Revit, Archicad or SketchUp.
• Ability to communicate clearly with clients, consultants, vendors and site teams.
• Strong attention to detail, drawing discipline and ownership of deliverables.

• Examples of architectural and building-services coordination.
• Material specifications or finish schedules.
• Site photographs of completed work, where available.
• An example of a design or execution problem you identified and resolved.

Selection Process

Shortlisted candidates will be assessed through a portfolio discussion, a practical design and detailing exercise, and a technical interview. Evaluation will focus on design quality, construction understanding, coordination, sustainability and clarity of documentation.
