Simpliwork is looking for an experienced Project Controller to lead project planning, governance, documentation, commercial controls, and execution monitoring across multiple workplace fit-out projects. The role will act as the central point of control for project schedules, budgets, documentation, risk management, stakeholder coordination, and performance reporting, ensuring successful delivery of projects within agreed timelines, cost, quality, and compliance standards.


The ideal candidate should have extensive experience managing large-scale commercial interior fit-outs, corporate workplace projects, and multi-location project portfolios with leading Project Management Consultants (PMC), real estate developers, or corporate real estate organizations.


Role & Responsibilities

Project Planning & Controls

  • Develop and maintain integrated project schedules using equivalent planning tools (RDash).
  • Prepare project execution plans, master schedules, critical path analysis, milestone trackers, and recovery plans.
  • Monitor project progress against baseline schedules and proactively identify schedule risks and delays.
  • Establish project governance frameworks, reporting standards, and performance monitoring mechanisms across multiple projects.


Project Governance & Documentation

  • Develop and manage document control systems ensuring version control and timely approvals.
  • Maintain project documentation including drawings, RFIs, submittals, change requests, design revisions, approval trackers, and project records.
  • Ensure compliance with internal quality standards, client requirements, statutory regulations, and contractual obligations.
  • Standardize project control processes across the organization.


Commercial & Financial Controls

  • Track project budgets, cash flows, cost forecasts, commitments, and expenditure throughout the project lifecycle.
  • Monitor procurement schedules, vendor commitments, payment milestones, and invoicing.
  • Review BOQs, technical specifications, variation orders, and change management requests.
  • Support value engineering initiatives and identify opportunities for cost optimization without compromising quality.


Design & Technical Coordination

  • Coordinate with architects, MEP consultants, design teams, contractors, and vendors to ensure seamless project execution.
  • Review design deliverables for constructability, technical compliance, and execution readiness.
  • Facilitate timely design approvals and resolution of technical issues during execution.
  • Support technical due diligence, statutory approvals, and design governance activities.


Project Monitoring & Reporting

  • Prepare weekly, monthly, and executive MIS reports covering project progress, cost, schedule, risks, procurement status, and key performance indicators.
  • Develop dashboards and project performance reports for senior leadership and clients.
  • Present project health reviews and recommend corrective actions where required.


Risk & Change Management

  • Maintain project risk registers and implement proactive mitigation strategies.
  • Monitor project deviations, change orders, claims, and contractual obligations.
  • Identify execution bottlenecks and drive timely resolution through cross-functional collaboration.


Stakeholder Management

  • Serve as the primary coordination point between clients, consultants, contractors, internal departments, and leadership teams.
  • Lead project review meetings, prepare meeting minutes, and ensure timely closure of action items.
  • Foster effective communication across Design, Projects, Procurement, Finance, Sales, Leasing, and Operations functions.


Procurement & Vendor Coordination

  • Coordinate RFQs, RFPs, vendor evaluations, technical bid reviews, and procurement planning.
  • Track material approvals, procurement milestones, deliveries, and site readiness.
  • Monitor vendor performance and contractual compliance throughout project execution.


Quality, Compliance & Handover

  • Support quality audits, peer reviews, and project compliance checks.
  • Ensure project deliverables meet client specifications, regulatory requirements, and Simpliwork quality standards.
  • Coordinate final project documentation, snag closure, testing & commissioning, and successful handover to Operations.


Skillset required

  • Experience in Project Controls, Project Planning, Design Management, or Project Management within commercial real estate or workplace interiors.
  • Strong understanding of project planning, scheduling, cost control, documentation, procurement, and project governance.
  • Experience working with leading PMCs, real estate developers, workplace consultants, or corporate occupiers.
  • Excellent stakeholder management skills with the ability to coordinate clients, consultants, contractors, and cross-functional teams.
  • Strong commercial acumen with experience in budgeting, cash flow management, contract administration, and value engineering.
  • Knowledge of statutory approvals, technical due diligence, risk management, and change control processes.
  • Excellent analytical, organizational, and communication skills.

15+ years of experience


Qualification

Bachelor's Degree in Civil Engineering, Architecture, Interior Design, Construction Management, or related discipline.
