ABOUT THE ROLE

We are looking for an experienced Design & Procurement Head (Civil) to lead our building design function and end-to-end procurement operations. This is a senior leadership role requiring a hands-on professional who can balance architectural vision with procurement discipline - overseeing BOQ preparation, project costing, vendor management, and budget governance while mentoring a cross-functional team of architects and procurement specialists.

KEY RESPONSIBILITIES

• Lead the end-to-end building design process - from concept to execution - ensuring compliance with structural, safety, and regulatory standards.
• Prepare and review Bill of Quantities (BOQ) for new and ongoing projects, ensuring accuracy and alignment with approved designs.
• Drive project costing and estimation; establish cost benchmarks and track actuals vs. budgets across all sites.
• Own vendor identification, empanelment, negotiation, and ongoing relationship management for civil and interior procurement.
• Govern vendor payment schedules in coordination with the finance team; ensure timely approvals and reconciliation.
• Manage and mentor a team of architects and procurement executives, setting clear KPIs and performance expectations.
• Collaborate with project management and operations to ensure design intent is upheld through construction.
• Implement procurement SOPs, approval workflows, and audit-ready documentation practices.

REQUIREMENTS

• B.Arch / B.E. Civil Engineering or equivalent; PG in Construction Management or Project Management is a plus.
• Minimum 8 years of relevant experience in building design and/or civil procurement, with at least 3 years in a leadership role.
• Demonstrable experience preparing and reviewing BOQs and project cost estimates for commercial or institutional projects.
• Strong command of vendor negotiation and contract management; proven track record of cost optimisation.
• Experience managing interdisciplinary teams - architects, engineers, and procurement professionals.
• Proficiency with AutoCAD, MS Project, and procurement/ERP tools; working knowledge of relevant IS codes and standards.
• Strong analytical mindset with attention to detail in budget tracking and financial governance.

GOOD TO HAVE

Preferred, not mandatory - but will be prioritised during shortlisting:

• Prior experience designing or executing school, college, or institutional campus projects - understanding of functional zoning, safety norms, and child-friendly design principles.
• Exposure to green building standards (GRIHA / LEED) or sustainability-led design practices.
• Experience with multi-location rollouts in education infrastructure, healthcare, or large-format retail sectors.
