TPG Management manages 600+ residential units across Bergen, Essex, Hudson, Middlesex, Monmouth, Morris, Somerset and Union counties. We are hiring a Maintenance Operations Manager to lead and grow our maintenance team from 3 to 10 technicians over the next 18 to 24 months, grow in-house maintenance revenue, and own all third-party vendor work across the portfolio.What you’ll doLead the maintenance teamSupervise the Maintenance Coordinator and maintenance techniciansHire, train, coach and mentor techs; set daily expectations and hold the team accountableHandle maintenance escalations from tenants and owners through to resolutionReview and approve maintenance billing prepared by the Maintenance Coordinator before it goes to accountingKeep work orders moving and backlogs lowIn-house projects and revenueQuote jobs and build estimates for unit turns, repairs and renovationsOwn every in-house job over $500: estimate, owner approval, oversight and completionHost owner calls to walk through turn and renovation scope, pricing and timelineGrow in-house maintenance revenue and keep work in-house where we can do it profitablyOrder materials for in-house techs and control job costsSchedule techs and coordinate jobs that combine in-house crews and vendorsPerform QC walks and confirm completion before billing or handoff to leasingThird-party vendor workOversee every work order assigned to an outside vendorCollect and review quotes; push back on pricing that is out of lineSecure owner approvals and schedule approved workCoordinate between vendors, tenants and owners on access, scope and updatesVerify completion and approve vendor bills for paymentSource and vet new vendors to expand coverage across trades and countiesWhat you need5+ years in residential property maintenance, construction or facilities, with 2+ years supervising techs or crewsStrong estimating skills; able to scope a job, price labor and materials, and spot a padded quoteTrack record of running turns and projects on time and on budgetComfortable on the phone with owners and tenants, including difficult conversationsExperience with AppFolio, Housecall Pro or similar software (preferred)Valid NJ driver’s license and reliable vehicle; daily local travel requiredLive within commuting distance of Springfield, NJCompensation$80,000 to $100,000 base, depending on experienceQuarterly performance bonus tied to in-house maintenance profit and operating metrics; total compensation target $115,000 to $130,000Paid time offScheduleMonday to Friday.
