Job Description

The Facilities Maintenance Technician is responsible for the daily operation, maintenance, and repair of building systems within a commercial hotel environment. This role focuses on heating, ventilation, air conditioning, plumbing, life safety systems, and tenant service requests, while supporting additional tasks assigned by the Chief or Assistant Chief Engineer. The Building Engineer I helps ensure that all building systems operate safely, efficiently, and in accordance with design intent and regulatory requirements.

Responsibilities

  • Operate, monitor, and maintain building systems, including HVAC, plumbing, life safety, and related mechanical and electrical equipment, to ensure safe and efficient performance.
  • Perform routine preventive maintenance on building systems and equipment, following established schedules and procedures to minimize downtime and extend equipment life.
  • Complete all tenant and building service requests promptly and professionally, including self-initiating service requests when issues are identified.
  • Troubleshoot and repair building systems and equipment, diagnosing issues and implementing effective solutions to restore proper operation.
  • Ensure full compliance with all applicable federal, state, and local codes, regulations, and safety standards in the operation and maintenance of building systems.
  • Coordinate and work collaboratively with vendors and contractors performing work within the building, ensuring quality and compliance with building standards.
  • Monitor all building systems regularly, identifying irregularities or potential issues and taking appropriate corrective action.
  • Respond to building emergencies, including system failures or safety concerns, and take appropriate steps to protect occupants and property.
  • Participate in a 24-hour on-call rotation for emergency response, including carrying a mobile phone and being available as required.
  • Work flexible hours, including overtime, weekends, and holidays, to support building operations and meet maintenance needs.
  • Collaborate with all building personnel in a cooperative and professional manner, supporting a positive and efficient work environment.
  • Strictly adhere to all safety rules, policies, and procedures, using proper protective equipment and safe work practices at all times.
  • Assist in maintaining inventory of tools, parts, and supplies needed for cost-effective building operation and maintenance.
  • Identify opportunities to improve maintenance processes, enhance system efficiency, and reduce operating costs, and make recommendations to supervisors.

Essential Skills

  • Demonstrated experience with HVAC systems, including operation, maintenance, and troubleshooting in a commercial building environment.
  • Strong facility maintenance skills, including mechanical, electrical, and plumbing repair and upkeep.
  • Proficiency in troubleshooting building systems and equipment to quickly identify issues and implement effective repairs.
  • Hands-on experience with preventive maintenance programs and maintenance repair activities for building systems.
  • Prior experience and working knowledge of central plant equipment such as chillers, boilers, thermal storage systems, pumps, heat exchangers, utility services, electrical power distribution, and plumbing/facility maintenance.
  • Understanding of Building Management Systems (BMS) and Energy Management Systems (EMS) and their use in monitoring and controlling building operations.
  • Ability to respond effectively to building emergencies and 24-hour on-call situations.
  • Commitment to strict adherence to safety rules, policies, and procedures.
  • High school diploma or equivalent.
  • 23 years of experience in commercial real estate maintenance or similar commercial building engineering role.

Additional Skills & Qualifications

  • Experience working as a building engineer or maintenance technician in a commercial facility, such as a hotel or large office building.
  • Background in power plant or central plant operations is highly beneficial.
  • Strong communication skills and the ability to work cooperatively with building personnel, vendors, and contractors.
  • Ability to manage multiple service requests and maintenance tasks while maintaining high standards of quality and timeliness.
  • Willingness to work flexible hours, including overtime, weekends, and holidays, to support building operations.
  • Attention to detail and a proactive approach to identifying and resolving maintenance issues.
  • Basic computer literacy to interact with BMS/EMS systems and maintenance documentation.

Work Environment

This position is based in a commercial hotel environment, supporting building operations in an active, guest-focused facility. Work is primarily on-site and hands-on, involving mechanical rooms, central plant areas, and throughout the building where systems and equipment are located. The role requires flexibility in working hours, including potential overtime, weekend, and holiday shifts, as well as participation in a 24-hour on-call rotation for emergencies. You will work with standard building maintenance tools, mechanical and electrical equipment, HVAC systems, plumbing infrastructure, and building management systems, following established safety procedures and facility protocols.

Job Type & Location

This is a Contract to Hire position based out of Baltimore, MD.

Pay and Benefits

The pay range for this position is $25.00 - $28.00/hr.
