Job Description
Fore Property Co, A national multi-family developer and builder is seeking a Project Manager for our new projects in the Portland, OR market.
The Project Manager will oversee pre-construction and construction for a pipeline of multifamily development that includes new ground up luxury apartments and affordable housing rehabilitation projects. This role will require the ability to manage budgets and timelines, manage for quality and communicate significant issues to senior staff, lenders and investors. This is a senior role with a growing and dynamic national multi-family firm.
Responsibilities include:
- Drive, develop, and cultivate relationships with Architects, Engineers, Sub- Contractors, and Inspectors.
- Review architectural drawings for coordination and completion.
- Procure all necessary permits and licenses.
- Bidding, budgeting and buy out of subcontractor trades.
- Negotiating and coordinating subcontractor agreements.
- Resolves contractual issues that arise with subcontractors, vendors, and suppliers.
- Interacting with inspectors and obtaining necessary approvals.
- Oversee in person the construction site and work progress.
- Managing project superintendent and related staff.
- Scheduling work of all trades and suppliers.
- Reporting for management, lenders and investors including budgets and timelines
Candidates must meet the following qualifications:
- Minimum of 8 years’ prior experience in multi-family construction required
- A bachelor’s degree from an accredited university, preferably with coursework in construction management or related fields.
- Demonstrated success overseeing luxury, podium or wrap wood frame residential construction projects, with a successful track record on multiple such projects over the last several years.
- Strong technical understanding of construction, architectural design, and engineering.
- Strong quantitative abilities and the ability to analyze economic tradeoffs and cost-benefit in agreements with sub-contractors and consultants.
- Strong interpersonal, leadership, and communication skills.
- Strong abilities with Excel and MS Project or other similar project management software.
- Must have and maintain a valid driver’s license.
